Farmington neighborhoods
Farmington is small enough that ten minutes changes the feel of a street. Here's how Doc describes the main pockets to buyers.
Farmington Ranches
Established rambler and two-story streets east of I-15, mature trees, quick access to Station Park and the FrontRunner.
Shepard Creek / East Bench
Foothill homes along the east bench with valley views, trail access to Farmington Canyon, and larger lots.
Farmington Bay area
Quiet west-side pockets near Farmington Bay wetlands and the Legacy Parkway trail — popular with commuters to Salt Lake.
Station Park district
Walkable condos and townhomes around the Station Park shops, restaurants, and the commuter rail station.
South Farmington / Kaysville line
Newer subdivisions straddling the Kaysville border, close to Farmington High and Davis County trail networks.
Nearby: Kaysville, Fruit Heights, Bountiful

The six steps to your keys
- Step 1
Get pre-approved first
Talk to a lender before touring. A real pre-approval letter sets your budget and makes your offer credible in a multiple-offer weekend.
- Step 2
Define must-haves vs. nice-to-haves
Commute time, school boundaries, lot size, stairs. Doc filters listings against your list so you tour homes that actually fit.
- Step 3
Tour with a local
Private showings arranged around your schedule. You'll get honest notes on condition, resale, and street-by-street differences in Farmington.
- Step 4
Write a strong offer
Price is one lever. Earnest money, timing, inspection terms, and appraisal strategy often decide who wins — Doc structures all of them.
- Step 5
Inspect and appraise
A professional inspection plus the lender's appraisal protect you. Doc helps negotiate repairs or credits when the report surfaces issues.
- Step 6
Close and get the keys
Final walkthrough, signing at the title company, and keys in hand — typically 30–45 days from accepted offer in Utah.
How long it takes
From first lender call to keys, most Farmington purchases run about six to twelve weeks. Here is where the time actually goes.
- Weeks 1–2
Pre-approval and planning
Lender application, pay stubs and tax returns, and a written budget. One focused week if your paperwork is already gathered.
- Weeks 2–8
The search
Private tours in Farmington. Most buyers tour for two to six weeks; a stretch of tight inventory can run longer, and that's normal.
- Days 1–3 under contract
Offer accepted
Earnest money goes to the title company, the inspection is scheduled, and your lender orders the appraisal.
- Weeks 1–2 under contract
Inspection and appraisal
Inspection inside your due-diligence window, any repair negotiations, and the appraisal back to the lender.
- Weeks 3–5 under contract
Final loan approval
Underwriting clears its conditions, you lock the rate, and the Closing Disclosure arrives at least three days before signing.
- Day 30–45
Closing day
Sign at the title company, the deed records with Davis County, and you get the keys — typically 30–45 days from the accepted offer.
Every contract is different — cash purchases can close in two weeks, and new construction on the west side runs on the builder's schedule.

Neighborhood schools
School boundaries drive a lot of Davis County buying decisions. Here is how the assignments work — and why you should never assume from the address alone.
Davis School District
Every Farmington address is served by Davis School District — Utah's second largest. Boundaries can change year to year, so confirm the assigned school before you write an offer.
Elementary
Farmington, Knowlton, Eagle Bay, Canyon Creek and Endeavour serve different pockets of the city. Two homes on the same street can feed different schools.
Junior high
Farmington Junior High and Kaysville Junior High cover most of the area, with Centerville Junior serving the south end.
High school
Farmington High (opened 2018) and Davis High in Kaysville. Both offer AP tracks and a full athletics program.
Charter and private options
Several charters draw from Davis County by lottery. If a charter is your plan A, apply early — waitlists are long.
Verify the boundary
Doc checks the district boundary tool for every home you tour and tells you if a boundary study is underway on that street.
Financing your Utah home
The right loan depends on your down payment, credit, and how long you plan to stay. Doc can introduce you to local lenders who close on time.
Conventional
3–20% down. Below 20% adds mortgage insurance you can drop later. Best pricing with a credit score above 740.
FHA
3.5% down with a 580+ score. More forgiving on credit and debt ratios, but mortgage insurance usually stays for the life of the loan.
VA
Zero down for eligible veterans and active duty, no monthly mortgage insurance, and competitive rates. A one-time funding fee applies.
USDA rural
Zero down in qualifying areas. Most of Farmington proper does not qualify, but pockets of northern Davis County can.
Utah down payment help
Utah Housing Corporation offers first-time buyer programs with down payment assistance loans. Income and price limits apply — ask your lender to run them.
Rate buydowns
A seller-paid 2-1 buydown lowers your payment for the first two years. In a slower market it is often easier to negotiate than a price cut.

What would that house cost?
Street, size, and your timeline — that's enough for a starting price range on a typical Farmington home. Doc tightens it against live comps on the exact street.
This is an automated estimate expressed as a range, not an appraisal or a guarantee of sale price. It is based on public and market data available on the date shown and does not account for interior condition, upgrades, or current buyer demand. Live comparable sales and an in-person review by Dr. Haws are required before setting a list price.
Closing costs, plainly
Utah buyers typically pay 2–5% of the purchase price in closing costs on top of the down payment. On a $600,000 home that is roughly $12,000–$30,000. Ranges below are typical for Davis County — your lender's Loan Estimate is the number that counts. Where Utah mortgage rates sit when you lock changes your monthly payment and therefore the price band you can carry, so run the numbers with a lender close to the time you buy rather than off a figure you read months earlier.
| Cost | Typical range |
|---|---|
| Lender fees (origination, underwriting) | 0.5–1% of the loan |
| Appraisal | $600–$850 |
| Home inspection | $400–$600 |
| Title insurance and settlement fees | $1,200–$2,200 |
| Recording and transfer fees | $50–$150 |
| Prepaid property taxes and insurance | $1,500–$4,000 into escrow |
| Prepaid interest | Depends on closing date |
| HOA transfer fee (if applicable) | $150–$500 |
Estimates only, not a quote. Sellers can often be asked to cover part of these costs — Doc negotiates that as part of your offer.
