The Farmington seller walkthrough — with your price estimate first

Every sale Doc runs in Farmington follows the same sequence: a starting range, a hand-picked comp review, an in-person walkthrough of your home, prep that pays for itself, a price set against live competition, and a managed path to closing. Here is each step, starting with your number.

Start with your price estimate

What is my home worth?

Address, size, bedrooms, city. That is enough for a starting range — Doc tightens it with live comps.

This is an automated estimate expressed as a range, not an appraisal or a guarantee of sale price. It is based on public and market data available on the date shown and does not account for interior condition, upgrades, or current buyer demand. Live comparable sales and an in-person review by Dr. Haws are required before setting a list price.

The walkthrough, step by step

Step 1 — The 60-second range

Start with the estimator below. Four fields give you a working bracket for your Farmington home. It is deliberately a bracket: Farmington's bench, historic core and west side price differently, and no form knows which one your home sits in.

Step 2 — The comp review

Doc rebuilds the range against homes on similar grade, view corridor and era of construction — usually a handful of sales, not a radius search. This is the step where a bench view lot separates from a west-side townhome at the same square footage.

Step 3 — The walkthrough visit

Doc walks the home with you, room by room. He notes what buyers in your pocket pay for, what they forgive, and which fixes return more than they cost. You leave with a written prep list ranked by payback, not a generic staging checklist.

Step 4 — Prep and photography

Only the items that clear the payback line get done. Then photography, floor plan and copy matched to the buyer pool your home is actually for — bench buyers read lot and view; west-side buyers compare finish level across developments.

Step 5 — Pricing week

The list price is set against live competition the week you go to market, not the comps from the month before. Farmington buyers comparison-shop fast; the first week of showings is the market's verdict, and it is mostly decided before the sign goes up.

Step 6 — Offers and negotiation

Offers get compared on more than price: financing strength, timelines, contingencies and what each buyer is likely to do at inspection. Doc negotiates from the evidence gathered in steps 2 and 5.

Step 7 — Under contract to closing

Inspection response, appraisal, buyer loan milestones and the closing calendar are managed by Doc directly. You get told what each request means for your net before you agree to anything.
