This is where Farmington's entry-level and commuter inventory concentrates, and where homes turn over fastest.
Historic core — short drive, different feel
The original Main Street grid is a few minutes east of the center by car. You trade walkability to the shops for mature trees, deep lots and older houses whose condition varies block to block. Buyers who want Farmington's small-town character usually land here and treat Station Park as an errand, not a doorstep.
East bench — views first, shopping second
Climbing toward Farmington Canyon, the bench is the top of the local price band. Station Park is roughly a ten-minute drive down the hill. People buy up here for lot size, grade and the valley view, not for proximity to retail.

- Homes nearest the center are mostly newer, denser product. If you want a large lot, you are looking east, not west.

There is no separate "Station Park subdivision" — the housing near the center is ordinary Farmington real estate that happens to sit on the west side of the freeway. In practice that means three kinds of homes for sale in Farmington within a few minutes of the platform: townhomes and condos in the newer attached developments, single-family homes in the planned west-side subdivisions, and the occasional new-construction phase as land west of I-15 fills in. Detached homes east of the freeway are usually older, on bigger lots, and a short drive rather than a walk.
The honest way to shop it is to look at what is actually listed this week rather than at a neighborhood name.
