Farmington is one ZIP code with three different housing markets inside it — historic core, east bench, west side — and a small number of sales in any given month. A county or state median tells you almost nothing about what your specific house will do.
That is not a reason to ignore the data. It is a reason to look at the right slice: recent sales of homes genuinely comparable to yours, in your pocket of town, in the last few months.

Active inventory in your price band
Not the total count — the count of homes a buyer would seriously weigh against yours. That is your real competition, and in Farmington it is often a handful of houses.
Days on market for homes like yours
Averages across a whole county blur the picture. What matters is how long correctly-priced homes in your band and pocket are sitting right now.
Price reductions
The share of active listings that have cut price is the fastest read on whether sellers are ahead of or behind the market this month.
New listings versus pendings
More new listings than pendings for several weeks means the balance is shifting toward buyers, before any median catches up.
If you are selling this month
- Price against the live competition, not against last spring or against what a neighbor got a year ago.
- The first two weeks carry the most showing traffic you will ever get. A price that has to be corrected later costs more than starting correctly.
- Condition and presentation move the number more in a slow market than in a fast one — that is when they are worth the most.
- Ask for the specific comparable sales behind any price recommendation, including mine.
If you are buying this month
- Farmington inventory is thin. The right house may not have a substitute next month, so be pre-approved and ready to move.
- Watch days on market and price cuts in your band — those tell you where there is room to negotiate before any headline does.
- Compare across the three pockets before you narrow. Same budget, very different houses.
- Do not let a market narrative talk you into skipping the inspection or the boundary check.
