Buying new construction in Farmington: a buyer's checklist

Most of Farmington's newer homes are on the west side. Buying one is a different negotiation from buying resale, and the first visit to the model home matters more than people expect.

Bring your agent the first time

Many builders require your agent to be present or registered at your first visit. Showing up alone usually costs leverage rather than saving money.

Where the money moves

  • Upgrade pricing and which upgrades hold value at resale
  • Lot premiums and orientation
  • Builder incentives tied to their preferred lender
  • Timeline, delay clauses and what happens if the build runs late

Still get inspections

New does not mean flawless. A pre-drywall inspection and a final inspection before your walkthrough catch items while the builder is still on site to fix them.

Read the builder's contract closely, negotiate where the money actually moves, and inspect before drywall and before closing.
