For a lot of buyers, a townhome is the realistic way into Farmington. It is also a different purchase from a detached house: you are buying into an association as much as a floor plan.

Where the attached homes are

Most of Farmington's townhomes and condos sit on the west side, near Station Park, Farmington Station and the Legacy corridor, with a handful of projects elsewhere in the city. Inventory is thin and shifts week to week, so a saved search and a quick call beat waiting for the perfect listing to appear.

The HOA is part of the price

Two townhomes at a similar list price can carry very different monthly costs. What the dues cover — roofs, exterior, snow removal, landscaping, insurance — decides how much of the future risk is yours.

  • Read the CC&Rs, budget and recent minutes during due diligence.
  • Ask about pending or recent special assessments.
  • Check rental, parking and pet rules against how you will live.

Visit at the hour you'll live there

Near the station and the freeway, noise and traffic depend on the exact unit. Walk the building at rush hour and on a weekend evening before you write an offer.

Shop the association as carefully as the unit: dues, rules and reserves decide whether a Farmington townhome is a good buy.
