Weeks before listing: prep in the right order

Work from the buyer's path inward: curb, entry, kitchen, primary suite. Declutter and repair before you consider renovating. Anything that reads as deferred maintenance from the sidewalk costs more in perceived risk than it does to fix.

  • Fix the visible small things first — they set the tone for the whole tour.
  • Assemble your system-replacement dates now; you'll use them twice.
  • Book photography after prep, never before.

Pricing week: comps from your own pocket of the city
